Application Timeline

Applications are reviewed every month, but final offers for studios are completely dependent on the availability of studios. The expected wait time for an accepted offer has increased from three to six months to six months to one year. Please keep this in mind when applying, that our building is generally fully occupied throughout the year. Smaller spaces (anything under 500 sq ft) tend to stay occupied and rarely open. Larger spaces (600 sq ft up to 1,000+ sq ft) tend to open up more often. Consider applying with a studiomate to increase your chances of getting a studio. Any other than the main leaseholder must be individually accepted to share space in the building as a tenant.

Rent and Deposit Payment

Standard leases are 12 months, with an automatic renewal of month-to-month after the initial term. The security deposit is required before or on the start date of the lease, and full month’s rent is required on the lease start date. Rent is due on the first of each month by electronic transfer funds. A late fee of 10% of full rent is applied to the account on the sixth of each month after a five day grace period. Checks are only accepted for payments totaling 12 months worth of total monthly charges.

Basic Utilities ("Additional Rent / Building Usage Fee”)

Basic Utilities ("Additional Rent / Building Usage Fee") is estimated to add ~$3.88 per square foot per year to each studio. This will be added to monthly rental costs. Additional Rent shall be defined as building-wide electric, gas, water/sewer, basic internet, and trash. Tenants will be able to upgrade internet speeds at their cost.

Common Kitchen, & Property Maintenance (cleaning, lawn, snow).

Custom Build-Out Needs

Tenants requiring specialty build-out (e.g. interior walls, additional ventilation, additional outlets, additional lights, higher voltage, etc.) will be responsible for the installation costs of these added features. Contractor must be approved by Mainframe Studios and can provide estimates upon request.

Insurance

Tenant must purchase commercial liability insurance and personal property insurance is optional. Tenant shall indemnify and hold Mainframe Studios harmless from any liability. Please see the lease for more details. Once a studio has been offered a lease will be sent that details these requirements and use of studio.

Annual Adjustments

Base rent shall increase by the greater of Consumer Price Index or 3% each year on January 1.
